Guide to Renting
Application Requirements – All parties who
will be contributing to the rent payments must complete and support
an REIQ Application for Residential Tenancy form in their own right
and attend an interview. Applicants will be required to fully complete
and sign the application form. In addition applicants will be required
to provide proof of identity and proof of income. Sufficient information
to fulfill a 100-point identity check will be required.
Application Approval – Completed applications
will be processed during Mondays to Fridays and will take a period
of up to 48 hours to complete. All approved applications will be
submitted to the Lessor for final approval. Applicants will be notified
of the outcome by phone. Appointments for successful applicants
will be made at this time.
Rent Requirements – Two weeks rent will
be required in the form of clear funds, prior to taking up residence.
The first week’s rent may be accepted in advance to secure
the property. Holding deposits will not be accepted.
Bond Requirements – The equivalent of four
weeks rent will form the amount of the bond required. This amount
will be required in the form of clear funds, prior to taking up
residence. Bond transfers are not accepted.
Signing Tenancy Agreement – Prior to taking
up residence the applicants will be required to sign a General Tenancy
Agreement and provide clear funds sufficient to fulfill the bond
and initial 2 weeks rent requirement. Applicants will be asked to
accompany the agent on an inspection of the property to establish
the entry condition. New Tenants will receive a Tenant welcome kit,
which contains useful information regarding the property, surrounding
area, relevant agency procedures and helpful tips to make your tenancy
as free of difficulties as possible.
Information Privacy - All confidential information
collected during an application will be handled in accordance with
the Privacy Act and destroyed after 2 weeks.
